About Folsom, CA
Folsom sits about 20 miles northeast of Sacramento in Sacramento County, bordered by Folsom Lake to the north and west and the American River along its southern edge. The city had a population of around 79,000 as of the 2020 Census and is one of the more affluent communities in the Sacramento region, with a median household income well above the state average. Intel's Folsom campus is the largest private employer in the city and has shaped Folsom into a professional, largely owner-occupied community where homeowners invest seriously in their properties. Median home values have consistently ranged from $600,000 to $700,000 in recent years, reflecting sustained demand from residents who plan to stay long-term.
The city's residential neighborhoods split clearly between two eras. The eastern subdivisions, including Empire Ranch, Broadstone, and the areas around East Bidwell Street, are primarily large two-story stucco homes built between the mid-2000s and the 2010s. These homes often back up to open-space greenbelt or the trails around Folsom Lake State Recreation Area. Closer to downtown, the older homes near Historic Folsom and Sutter Street include wood-frame properties dating back to the late 1800s and early 1900s, many of which have raised foundations and original insulation that was never upgraded. These two property types have very different insulation needs, and the right approach for one does not transfer directly to the other.
